7 Documents You Should Always Check Before Buying Land

A clean-looking plot can still carry a messy paper trail. Before you commit, make sure these documents have been checked — by you, your advisor, or ideally both.

## 1. Title deed / sale deed chain
Confirms the current owner's legal right to sell, and the history of ownership.

## 2. Encumbrance certificate
Shows whether the property is free of any loans, mortgages or legal dues.

## 3. Land use / conversion certificate
Confirms the land is approved for the use you intend — residential, for instance.

## 4. Property tax receipts
Recent receipts help confirm there are no outstanding dues attached to the property.

## 5. Approved layout plan
For plotted developments, this confirms the plot is part of a sanctioned layout.

## 6. Power of attorney (if applicable)
If someone other than the owner is signing on their behalf, the power of attorney needs to be valid and properly registered.

## 7. No-dues / no-objection certificate
Particularly relevant where a society or development authority is involved.

Asking for these documents upfront isn't a sign of distrust — it's a normal, expected part of any serious land transaction, and any legitimate seller should be able to produce them without hesitation.
